In light of some recent industry changes, buyers are finding that they often need to contract with an agent just to tour a home. Consequently, they are left with the choice to contact the listing agent, who usually represents the seller exclusively or signing with a buyers agent. Without getting into the reasons behind this change (which I’ll get into at another time…) let’s talk about why it makes sense to hire your own agent. It’s not all about finding that perfect home. Much of our value actually takes place AFTER we’ve found your new home!
After a combined 60+ years in this business, we’ve seen countless scenarios where we’ve created value for our buyers when they are looking to purchase a home. Besides physically walking you through each home, while we’re with you, we are pointing out features you may have missed, or the absence of features you may be interested in. Our experience can often help us find you the right home simply from listening to you as we tour.
Once we’ve found the right home, do we just offer what the seller is asking for? The answer is…maybe! But first, we are going to do the work we need to do to find out what the home is actually worth. We’ll analyze the existing market to determine how aggressive you need to be with that initial offer. We’ll then help you with pros/cons of the negotiation as we arrive at a win/win for the buyer AND the seller. Are we done then? Not even close!
Hopefully, we’ve already gotten you through the qualification process with a lender. There’s inspections on the systems & structures within the home, as well as negotiating repairs. There’s ordering title work & insurance. There’s staying on top of dates as we work toward closing on your purchase. I could go on and on. There are really dozens of things your buyers agent will be doing to make sure you are protected.
